Before you view a property in Fuerteventura: a friend-of-the-club checklist

At ClubFuerte we don't sell houses — but if you're going to buy one in the north of the island, we'd rather you do it with your eyes open, not with the rush of someone on day three of a holiday who already wants to decide. This is what we'd tell a friend before their first viewing.

The real budget isn't just the asking price

Add roughly 8-12% in taxes, notary, registry and gestoría fees (we cover this in detail in our tax and process guide). But there's another cost almost no one asks about until they already own the place: the annual IBI (property tax), the community fee if it's part of a development, and maintenance — especially here, where wind and sea salt take a toll on facades, shutters and metal faster than on the mainland. Ask for last year's bills, not for what it "usually costs".

When you view it, look past the sea view

Orientation genuinely matters on this island — a terrace facing west in the middle of August is a different story. Turn on the taps and check the water pressure: Fuerteventura relies heavily on desalination plants, and not every part of the island has the same pressure or supply quality. If there's a pool or shared areas, ask what the real community fee is and what it covers — sometimes "community with pool" hides a pending special assessment (derrama) that nobody mentions in the listing.

Ask the uncomfortable questions before you reserve, not after

Is there any outstanding debt on the property? Is the IBI up to date? Is the habitation certificate (cédula de habitabilidad) still valid? These are questions an excited buyer forgets to ask, and that a bad seller would rather you didn't.

We cover the rest — the NIE, the notary, whether you pay ITP or IGIC depending on the type of property — in detail in our tax and process guide. What matters here is this: at ClubFuerte we only work with real estate agencies in the north of the island that we know and have personally verified — because buying a house shouldn't feel any different from asking a friend who already lives here for a recommendation.
